I represent sellers of commercial properties by assisting them in the analysis of property valuation and the preparation of cash flow presentations, both actual and projected. I have transacted many owner/occupant and investment properties, as well as received assignments from local and national lending institutions to assist them with bank-owned commercial assets, including portfolio sales.
My goal is always to maximize the value of your property and to get it sold in a timely manner. To accomplish that, I prepare marketing strategies, specifically customized for each property. Depending on the property and the property type, my marketing can range from digitally created color brochures and flyers, to cold calling and knocking on doors of carefully targeted prospects. My proprietary database of contacts consists of clients, customers, and prospects, compiled through my many years of being immersed in the business. My custom marketing strategies are an extremely effective and highly targeted method of scouting prospects to sell your property quickly and for top dollar.

We subscribe to various local, regional, and national listing databases, to bring awareness and further to expose your property to prospective buyers. BUYER REPRESENTATION
I am an experienced buyer’s broker on behalf of clients interested in owner-occupied or investment properties. I have successfully completed many transactions of varying sizes and types, while minimizing their risk through a comprehensive due diligence process. Clients include professional service providers, medical practitioners, manufacturing and distribution companies, non-profit organizations, high-net-worth investors, and REITs. The process begins with an informational meeting to thoroughly understand the buyer’s needs, priorities and investment criteria. A detailed action plan is then developed to serve as a guide and to give definition as to how I will work with my client to identify, negotiate, and close on the transaction.

Businesses face difficult decisions, when selecting a new location. As such, it is critical to have the right broker to guide you successfully through the process. I will provide you with a smooth transition into the right space and negotiate the best deal for you, saving you money on rent, tenant improvements, and future lease obligations. These results are readily achievable and are the outcome you can expect from me.
The process begins with a “needs analysis” that profiles your space requirements. An extensive market survey is screened and compiled, generating a list of spaces available that meet your criteria. A review meeting will then share the results and discuss a plan to tour selected spaces. After property tours are completed, we will collectively prioritize the properties of interest. I will then prepare a Request for Proposal (RFP) describing your space requirements and conditions. The RFP will then be issued to the properties of interest with a reply request date. After RFPs have been compared and analyzed, we will then prepare our counter proposals. At this stage, my experience negotiating transactions coupled with my knowledge of the market and in-depth training in negotiating, will allow me to broker and to secure a space for the lowest possible cost and best terms. I closely partner with landlords and developers to maximize value by creating compelling and results-oriented leasing programs that enhance the value of their assets. Through my in-depth asset assessments, branding and positioning, as well as a proactive approach to tenant retention, canvassing, leasing and target marketing, I am able to deliver effective leasing solutions.

This is followed by the development of an action plan designed to fit your property and to accurately reflect your unique situation. The action plan will serve as a guide for you to understand the approach, which I will take to market and to advertise your property, to procure tenants and to negotiate the best deals possible for your investment objectives.
